CAM Exclusions: What Landlords Usually Can't Pass Through

Every lease has its own list, but these are excluded from operating expenses in most commercial leases:

  • Mortgage principal and interest, ground rent, and other financing costs
  • Depreciation and amortization (except capital items the lease lets you amortize, such as cost-saving improvements)
  • Capital improvements and replacements (roof replacement, parking-lot reconstruction)
  • Leasing commissions, advertising for tenants, tenant improvements and legal fees for leases or disputes with tenants
  • Costs reimbursed by insurance, warranties or other tenants
  • Landlord's corporate overhead and salaries above the property-manager level
  • Penalties and late fees caused by the landlord
  • Costs for space that serves only one tenant

CamProof sets accounts named like these to Exclude when you import a ledger — mortgage, interest, depreciation, capital, commissions, legal, marketing, income and reimbursement accounts — and remembers your choices. Always confirm against the lease. Excluded totals stay out of every pool and are counted in the warnings so nothing silently disappears.
